From "Living Quarters" to "Luxury" - Converting Pace University's Dormitories at 106 Fulton Street

dD+P was retained by Pace University and commercial real estate firm Newmark Grubb Knight Frank with the anticipated conversion of Pace University's dormitory at 106 Fulton Street into luxury apartment units. dD+P's role is to provide preliminary analysis -- feasibility studies and potential unit configurations that maximize spatial efficiencies for the property conversion. dD+P also performed design studies for a new Fulton Street façade to modernize and upgrade the building's appearance. The existing nondescript façade would be replaced with a more energy efficient enclosure that provides a greater sense of architectural expression.

The building features a 75,000 SF dormitory space to be converted, along with ground-level retail. Built in 1893, the structure originally housed offices and a hotel prior to being purchased by Pace University for use as a dormitory.
